Riverkern Inn Rental Agreement
Renter agrees to rent from Nancy Hansen,known as the owner of the vacation property located at 16100 Sierra Way, Riverkern, Ca 93238.
 
Payments
Acceptable form of payment is Visa, Mastercard, Discover and American Express.
The Security Deposit is due when making reservations.  Full Rental Payment is due within one week of arrival date.
 
Security Deposit
The security deposit will be held as assurance that the unit and it's content is left in the same condition as it was upon your arrival.If there are no outstanding charges, i.e. extra cleaning services, repairs, etc. that are not considered normal wear and tear, the deposit will be returned within 1 week from departure, less any charges.  Full rental payment and this agreement must be received prior to check-in.  If smoking or unauthorized pets were allowed inside the unit, the entire security deposit will be forfeited.
 
Rental Payment
The full rental payment is due within one week of arrival date.  You may call or use our website within one week of your arrival date to make rental payment.
 
Cancellation & Refunds
Security deposit will be refunded less a $25 processing fee, if cancelled 30 days or MORE before your arrival date.
If cancellation is received LESS than 30 days before your arrival date, you will forfeit the entire security deposit, unless unit can be re-rented for  the same or greater period.
 
Check-In and Check-Out
Check-in is 2:00PM. Check-out is 11:00 AM.
Exceptions must be approved by owner or manager.  Once the final rental payment is received, we will make arrangements for key access before your arrival.
 
Rules & Regulations
Please respect this property and the property of the neighbors. Please occupy this unit in a quiet and dignified manner. We require you to protect the premises and its contents against damage, loss or theft by adherence to All the Rules and Regulations.  The property owners all inclusive will not be liable for any claims, suits, damages, costs, losses and expenses arising from injury to any person or property occurring on or about the premises relating to the rental of this property. SMOKING INSIDE THE HOME IS NOT PERMITTED. Tenants and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following:
1.  Occupancy exceeding the capacity as agreed and paid for on the reservation confirmation, without prior permission.
2.  Using the property for any illegal activity including, but not limited to, the possession, serving or consumption of alcoholic beverages by or to persons less than 21 years of age.
3.  Causing damage to the property or to any of the neighboring properties.
4.  Any and all acts which interfere with neighbors' right to quiet enjoyment of their property.
5.  Unauthorized access and /or tampering of any garage or other storage facilities located on the property. These facilities are NOT included in this agreement and are exclusively used by the owner.
 
Departures
The property must be vacated by 11:00AM on the date indicated in order to make it available for future guests. Unless otherwise extended with an agreement from the manager, the owner or manager shall have the right to take immediate possession of the unit at check-out time.  Please leave the keys where designated and lock the unit upon leaving.
 
Telephone
The telephone service allows for local and long distance use within the continental United States. Please do not make any calls outside the continental United States.
 
Keys
Replacements cost $20
 
Pets
Any pets found inside premises without prior permission, or any complaints from neighbors regarding excessive noise or other nuisances may be cause for immediate termination of the lease and forfeiture of the renter's entire security deposit.
 
Houskeeping
Housekeeping service during an extended stay is available for an additional fee per visit.  Housekeeping includes washing towels, linens, vacuuming and making beds.  It does not include washing personal items or clothing.  This service is optional and in addition to the normal departure cleaning fee.
 
Cleaning
The property will be inspected, sanitized and cleaned after you depart.  The $70 cleaning fee you have paid will provide for 2 hours of normal cleaning so you can enjoy your stay up to the last moment. You are required to leave the property in the same condition as you received it.  Please make sure that all dishes are clean and put away and the home is generally picked up and ready to be vacuumed, dusted, sanitized and beds made.  If additional cleaning is required, appropriate charges will be deducted from your security deposit.
 
ADDITIONAL TERMS AND CONDITIONS
By entering into this rental agreement, you do authorize the owners of the Riverkern Inn to assess charges to your credit card for theft, ecessive cleaning or damages beyond normal wear and tear.  If theft or damage occurs or excessive cleaning is required, a detailed accounting and invoice will be sent to you.
The undersigned, for himself/herself, his/her heirs, assignors, executors and administrators, fully releases and discharges Owner from any and all claims, demands and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result of , or in connection with the occupancy of the property and agrees to hold Owner free and harmless of any claim or suit arising therefrom.  In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents successors or assignees, the prevailing party shall be entitled to recover reasonable attorney fees and costs.
